Fractional Ownership means several investors joined together to pool money to make an investment. The income or gain generated from the investment is in proportion to the investment made by each investor.
Example: 3 investors join together and invest Rs.50,00,000 each to buy a hotel worth Rs.1,50,00,000. When the Hotel was sold for profit, each investor will receive 1/3rd of the profit generated from the sale of the hotel, apart from the capital invested. This implies that each investor held 1/3rd or 33.33% ownership in the Hotel i.e. called a fractional ownership.

Landmaxo choose & acquire properties undervalued, due to the reason of Bank mortgage, Owner migration and other properties which requires immediate liquidation. Post-acquisition Landmaxo choose buyers to sell the property at near market value with small gain. This process is known as Property Flipping.
Depending upon the location, Landmaxo also utilise these properties for:

The Investor will get an interest on monthly basis and a dividend once at the end of the tenure of the investment.

Interest is paid on monthly basis. Dividend is paid once at the end of the tenure of the investment. All the payments will directly be credited to the bank account of investor provided during KYC completion process.

A Special Purpose Vehicle (SPV) in the form of private limited company is incorporated with Ministry of Corporate Affairs, for each Real Estate Property listed on Landmaxo’s Investment Platform, in which the investor fund is pooled, utilised for purchase of property and managed. Your investment is allocated towards subscription of the shares (against a minimum portion of the investment) and debentures (Maximum portion of the investment) of the SPV that holds the property and represents your fractional investment. Each investor receives fixed monthly interest towards their investment and dividend (once at the end of the term) according to the proportion of the investment size.

Each investor is allotted with Debenture and issued Debenture Certificate. All the Debenture Capital is secured against the property with a Charge (Mortgage) created on the property.

To protect the interest of the investor, Landmaxo appoints Debenture Trustee. Landmaxo has shortlisted - SBI cap Trustee, IDBI Trustee and Vistara. Any one of these Trustees will act as a Debenture Trustee.

Landmaxo choose & acquire properties undervalued, then all the due diligence with respect to ownership, encumbrance, location verification, physical verification, etc., will be completed. Upon approval by the Board of Advisors, the property will be listed in the website.

The investment is structured in a way that the property is owned by a SPV and all the investors are the Shareholders & Debenture Holders in the SPV. The investment is utilised for the purchase of Property and a Charge (Mortgage) is created against the Property. When the asset is sold the sale proceed is first utilised for repayment of investment. The whole process is monitored by SBI cap Trustee as Debenture Trustee. Hence the investment is structured in a pool proof method. Thus, your investment is 100% safe.

The size of the investment will vary from Rs. 50,000 to 20,00,000 depending upon the size of the property.

Upon selection of the project, the investor can pay in both Payment Bank system and Net Banking methods. Payment Bank method is restricted up to one lakh. Investor can transfer any quantum of fund through Net Banking system available with their bank.

Landmaxo takes utmost care to choose the property with minimum investment size. Hence there is no probability of non-fulfilment of fund. Even if it happens, Landmaxo will take the responsibility and return the fund with nominal Bank Interest.

Once the payment is received, our team will update the details with respect to asset, interest, dividend, certificate, etc., in the USER DASH BOARD section of the website.

All kind of legal documents including, parent documents, sale deed, property tax receipt, etc., will be uploaded in the property section of the website.

As per government guidelines, no Company should promise for guaranteed return.

A SPV is formed for each property just before your investment. Hence the first balance sheet will be prepared after your investment and first year of operation only.

After transfer of fund, documents for consent to investment will be signed by you. Within one month of investment, share and debentures will be allotted and certificate will be provided to you.

It depends upon the type of property you have invested. It varies from 1-3 years.

You can simply transfer your shares and debentures to another investor. You can locate your investor. Otherwise Landmaxo may locate some investor. But Landmaxo requires certain time for it.

TDS as per Income tax Act, 1961 will be deducted and TDS certificate will be uploaded in User dash Board section of the website.

Apart from TDS you have to assess and pay Income tax for the Interest and dividend earned.
